Gurugram: Signature Global (India) Ltd has expanded its development pipeline with a 194.22-acre land parcel in Farrukhnagar, Gurugram, where it plans an ultra-luxury farmhouse villa destination with an estimated gross development value (GDV) of ₹5,500-6,000 crore.
The real estate developer said the proposed project would be a low-density, invitation-only residential development focused on luxury, privacy, greenery and bespoke amenities.
6.77 Million Sq Ft Development Potential
The transaction comprises 25 acres acquired through conveyance deeds and collaboration agreements covering another 169.22 acres.
Together, the land parcel is expected to add approximately 6.77 million sq ft of developable area to Signature Global’s pipeline.
The development will feature exclusively designed luxury farmhouse villas, expansive green spaces and planned landscapes. Curated sports, hospitality, leisure and lifestyle experiences are also proposed as part of the project.
Connectivity To Key Expressways
The site is around a 15-minute drive from the Dwarka Expressway and has access to the Kundli-Manesar-Palwal (KMP) Expressway. It also has frontage on the Farrukhnagar-Wazirpur Road.
The company said the location provides connectivity to Gurugram’s established residential and commercial hubs, Delhi and other parts of the National Capital Region.
Infrastructure development could further improve connectivity. The Farrukhnagar-Gurugram road is slated for a four-lane upgrade at an estimated investment of ₹365 crore.
The proposed Gurugram-Farrukhnagar-Jhajjar highway is also progressing through alignment planning by the National Highways Authority of India.
Luxury Segment In Focus
Founder and Chairman Pradeep Aggarwal said the company intends to create a private, low-density destination rather than a conventional residential development.
Signature Global reported sales bookings of ₹1,970 crore in the first quarter of the current fiscal year.
